City of Lebanon Planning Commission Meeting
April 23, 2008
To help keep you abreast of what is occurring in Lebanon, I provide what I hope to be a monthly update on the important actions taken at the monthly Planning Commission meetings. I hope you will find this informative and useful; if so, please let me know in person, by phone or via e-mail. And if you do not wish to receive this, let me know that, too. lots, 12k-18k sf. Alex Buhler & Penelope Miller, local residents, opposed due to density, connecting roads, ambiguity of lot sizes and number; would prefer RS-15 zoning. Bill Durham moved to DENY to pass to City Counci due to similar proposals previously denied. MOTION TO DENY APPROVED. (Ward 1)
2. Rezoning—3 tracts (Groce, .6 ac; Jennings, 1 ac; Jennings-Winfree, 2.49) from R-1A to B4. Contingent
properties bordered on east by Maple Hill Church, on west by Sports Village. Owners wish to have rezoned for future commercial viablility. Andy Jordan spoke for Geers Place homeowners concerned about leeway of B-4, prefer B-6. Attorney for owners Jere McCullough and local residents will meet to reach agreement. DEFERRED BY AGREEEMENT OF ALL PARTIES to allow meeting (Ward 6)
3. Rezoning—Twyla Stone Property—E. High & Rome Pk—7.56, from R-1 to RM-6, & .76 ac, from R-1 to
B-4. Requested due to re-alignment of Hartsville Pike. APPROVED TO PASS TO COUNCIL (Ward 2)
4. Final Plat & Site Plan—J.D. Williams, Thornton Property—Hwy 109 & Leeville Pike—12 pump service
station & market. Location of old truck stop at Hwy 109 Exit. APPROVED CONTINGENT UPON LANDSCAPE ADJUSTMENT & RELOCATION OF FIRE HYDRANT (Ward 3)

OTHER BUSINESS
1. Review & recommendation on the proposed Zoning Ordinance Amendment to replace the existing Mixed Use District with the Specfic Plan District (as used in Metro Nashville). This would delete Zoning Ordinance Chapter 8 (PUDs), replacing it with Specific Plan District. RECOMMENDED TO PASS ALONG TO CITY COUNCIL FOR APPROVAL AND RECOMMENDED TO DELETE CHAPTER 8 (PUDs) FROM ZONING ORDINANCE
2. Reconsideration and confirmation of recommendation to City Council of the Update to the Major Thoroughfare Plan based on changes requested by Councilmembers ADVANCED TO PUBLIC WORKS DEPT AND CITY COUNCIL
So there you have it. Again, I don’t vouch for every item being exactly complete, but you get the gist of what occurred. I hope this is of benefit and gives you an up-to-date snapshot of what is going on in our city.
