My Plan to Sell Your Home
Successfully marketing a home in our current markets requires much, much more than simply putting a sign in the yard, taking a few pictures and holding an Open House or two. It requires a plan that utilizes all the technologies at our disposal.
This is not my complete plan; this is just what I do in the first 24 hours. Also, please bear in mind that each home, its location and its circumstances are unique. I would not market a turn-of-the-century farmhouse on 200 acres the same way I would a 5-year old home in a new subdivision. That's why it is important to have the experience, expertise and imagination to create a customized plan for your home.
First 24 Hours
Please note that in the first few days I will not place a "for sale" sign in your front yard.
There are a number of tasks that need to be addressed prior to that.

Gather all homeowner information (Property Disclosure form, serial numbers of appliances, utility bills for past 12 months, copies of bills, etc., for all replacements, repairs and improvements)

Do a complete walkthrough of your home, listing those items that need to be addressed and presenting my recommendations to you

Order a Home Inspection to disclose possible defects that will have to be addressed to prevent stumbling blocks in the future

Take pictures of home, inside and out

Create Virtual Tour of home and grounds

Enter all information into the Multiple Listing Service (MLS®)

Place order for Neighborhood Open House invitations

Place order for "Just Listed" postcards to be auto-mailed to top-producing area Realtors, especially those with ABR, CRS and GRI designations

Broadcast fax information to all area real estate offices

Place flyer in mailboxes of all Cumberland Real Estate affiliate agents (100+)

Schedule Realtor luncheon to showcase home to other Realtors

Establish dedicated website for your home

Order Home Warranty
