As you know, I have been providing a monthly report on the actions taken at the City of Lebanon Planning Commission meeting; I have received a generally favorable response to this, and intend to continue to provide this service indefinitely, as I believe it is important that those active in their city be updated on what the future holds for the city..
In the past I have provide this only in this form, a letter. In an attempt to save trees (and expenses), I am now offering this update in several forms. I will also make it available via e-mail and, for those who do not have internet access, I will continue to mail it.

City of Lebanon Planning Commission Meeting
May 27, 2008
The meeting this month was remarkably short, only lasting about 20 minutes.
CONSENT: All the items listed below were APPROVED
1. Amendment to Thornton’s Site Plan requesting to add a right-in and right-out access on SR 109 (Ward 4)
2. Final Plat - South Cumberland Properties – S. Cumberland St. – 2 lots (Ward 3)
3. Final Plat – Spence Creek Phase 12 – Hwy 109 – 20 lots (Ward 6)
4. Final Plat – Reapproval of Forest of Lebanon, Phase 2A – Hwy 70 – 14 lots (Ward 6)
OLD BUSINESS:
1. Reconsideration of Rezoning Request Based on Modified Request – Hearthsonte – Coles Ferry Pike - from R-1A to RS-15. It had been requested by area residents that Cliff Carey’s project be considered for RS-15 (1500 sf minimum) instead of his original request for RS-12 (1200 sf minimum); Cliff agreed to do this. Area residents, represented by Penelope Mason of Coles Ferry Village, also asked that only a single access be allowed; however, the Commission deferred this to the Fire Department, and the point was made that the plat for Coles Ferry has 2 temporary cul-de-sacs, indicating the intent was originally for 2 access roads. APPROVED (Ward 1)
NEW BUSINESS:
1. Site Plan – Temporary office trailer – Lebanon Municipal Airport. This requested is for a trailer already on site to be moved closer to the permanent building to allow for temporary classroom space pending construction of expanded facilities. APPROVED (Ward 4).
OTHER BUSINESS:
1. Amendment to County Zoning Ordinance redefining the term “Rear Lot Line”. In all honesty I was a bit confused by this. My understaning is that on corner lots, depending on the direction the house is constructed, it may not meet the setback requirements under the existing ordinances. If you have need of further information on this I suggest you contact Maggie Tildon at the City Engineering office.
